FULL MAINTENANCE MANAGEMENT
Below is a list of the services that we provide in return for 8% commission of the monthly rental amount for each property.
- If any work is required, unless you prefer to use your own workmen, we will use only qualified and reliable tradesmen who we have been dealing with confidently for years.
(One thing we don’t do is add on any excess charges. All you pay is what the tradesmen charge. Their invoice will be sent to you. We will always advise you on the costs and await your approval before going ahead with any work.)
- Tenant vetting including interviews, credit checks, landlord and
employment references.
(Our tenant vetting is very strict. We only take on tenants if they pass all of our checks.)
- All legal documentation including the arrangment of the tenancy
agreement and its signing.
- Inventory checklist and sign off. Including full property check at
end of tenancy in presence of tenant.
- Notification to all utilities providers on commencement and termination
of the tenancy, we will conduct meter readings if necessary. We will also inform the local authorities in regard to council tax.
- Advising/updating you on compliance with various regulations regarding the letting of your properties. i.e. Energy Performance Certificate.
(If your properties require an EPC we can arrange this at a cost of 49.00 GBP)
- Collection of rent and payment to your account
- Use of our Deposit Protection account: http://www.depositprotection.com or something we recommended above this system is http://www.mydeposits.co.uk/.
- Advertising and marketing of your property.
- A professional lettings board erected outside the property.
- Unlike other companies we are open 7 days a week and work into the evening. This is more convenient and provides flexibility for people who cannot get free time during normal working hours. You may also contact us during these times.
- Arrange accompanied property viewings for prospective tenants.
And last of all there are no administration/registration fees to pay other than the 8% commission chargeable per calendar month for each property.

We will always do our utmost best to ensure that the tenants we acquire will ideally give years of trouble free renting. Realistically speaking we have to advise you that there is always the possibility that a tenant will not pay their rent. Touch wood provided all the relevant checks are done such as tenant screening and verifying this will not happen but we do have to make you aware of this.
A lot of letting agents shy away from this however we do have the experience and knowledge to advise you on the eviction process if that was to ever happen. Something you may want to consider is rent guarantee insurance which costs around 100.00 GBP per year and covers you for rent arrears and legal expenses.
