FULL MANAGEMENT SERVICE – No application fees or hidden charges – Just 10% (No VAT chargeable) of the rent collected per calendar month. NO LET NO FEE.
- Market appraisal and valuation.
- Advising/updating you on compliance with various regulations regarding the letting of your properties. i.e. EPC – Energy Performance Certificate. HMO licensing. (If your properties require an EPC we can arrange this)
- Advertising and marketing of your property i.e. Rightmove.
- A professional lettings board erected outside the property if required.
- Arrange accompanied property viewings for prospective tenants.
- Tenant vetting including interviews, credit checks, landlord and
employment references.
- Use of our Deposit Protection account: http://www.depositprotection.com
- All legal documentation including the arrangement of the tenancy
agreement and its signing.
- Inventory checklist and sign off. Including full property check at
end of tenancy. Quarterly inspections.
- Notification to all utilities providers (water, gas and electricity) on commencement and termination of the tenancy, we will conduct meter readings if necessary. We will also inform the local authorities in regard to council tax.
- Collection of rent and payment to your account via standing order.
- Monthly statements sent by email or post.
- Rent reviews and tenancy extensions.
- Maintenance – if any work is required, unless you prefer to use your own workmen, we will use only qualified and reliable tradesmen many of whom we have been dealing with confidently for years.
(We will always advise you on the costs and await your approval before going ahead with any work.)

And the best of all there are no administration/registration fees to pay other than the 10% (No VAT chargeable) of the collected rent per calendar month for each property.

Unlike other companies we operate 7 days a week and work into the evening.
